Successful Denver Truck Terminal Redevelopment

The River North area of downtown Denver is emerging as a mixed-use redevelopment zone. In 2001, Zeppelin Development Co. purchased a former Yellow Cab taxi headquarters located on an industrial tract along the Platte River. As part of the TAXI development project, they renovated the 29,000 s.f. building into offices and built a new $20 million, 106,000 s.f. mixed-use building consisting of residences and commercial spaces. Adjacent to the TAXI development was a former Dugan truck terminal on six acres.
With the assistance of Dave Dandurand of our Kansas City office, TAXI acquired the Dugan building in 2007 and rezoned it for mixed-use commercial and residential purposes. It is now designated as the “FREIGHT” building, a mid-century, brick, dock-high freight warehouse. The 5/8-inch thick tempered hockey glass panels from the NHL Pepsi Center were used to enclose conference rooms which allow natural light to stream in. Wood lanes salvaged from a local bowling alley were used as office furniture and workstations.
In February, 2011, 34 Degree
, a specialty crispbread cracker manufacturer, chose to expand their headquarters to the FREIGHT building. They liked the fact that the FREIGHT building was built with recycled materials, because one of their corporate goals is to have as little impact on the environment as possible.
